SUMMARY:Heritage Ohio: The Dollars & Sense of Historic Real Estate Development
DESCRIPTION:Perhaps you’ve been eyeing that old downtown building. You see the potential and the beauty in the historic architecture\, but let’s talk reality: Can you rehab that building and rent it out without going broke in the process? Is your bank willing to loan you money? Will your local rent support your construction costs? \nHistoric real estate redevelopment\, while not easy\, can be very rewarding\, if you understand the process going in. The Dollars & Sense of historic real estate redevelopment is your guide to learning how that process works. \nJoin Corey Leon from Grow America for that introduction to the dollars and “sense” of redeveloping a historic building. Corey will touch on the benefits of owning real estate\, and how key documents such as the pro forma can help property owners understand whether their prospective project is a winner. Corey will also focus on the lending component and how banks review potential projects before they commit to construction or permanent financing. Since rehabilitation incentives can tip the scales of project feasibility\, Corey will also touch on some of the most popular incentives used today. \nTo reinforce your newfound knowledge\, we’ll work through a case study\, so you see how these analysis pieces fit together to make the project ready to happen. \nRegistration is $25 and includes lunch. \nRegister \nAgenda:\n8:00 | Welcome & Introductions\n8:30 | Rental Real Estate Development Process\n9:30 | Pro Forma Income and Expense Statement\n10:30 | Capitalization Rates\n11:00 | Permanent Lender Underwriting Ratio\n12:00 | Working Lunch – Case Study\n12:30 | Ohio Tax Abatements\, TIF and Exemptions\n2:00 | Rehabilitation Tax Credits\n3:30 | Case Study\n4:30 | Case Study Review\n5:00 | Adjourn
